Shipping Information:
All shipments require a physical address and phone number. For Hawaii and Alaska please call customer service at 713-649-8598 or 1-877-649-8598 for an estimate of shipping charge.
For small items, it will be shipped by UPS or FedEx Ground Truck Service. It will take 5-10 business days. In most cases packages will be left at your front door if you are not at home.
For heavy or oversized items, it will be shipped by Common Carrier. It will take 7-14 business days. The Common Carrier will call you to make an appointment to delivery.
Damage and Claim
For shipments delivered by Common Carrier: It is important that you or your authorized agent immediately upon delivery to inspect the goods and note any damage found on the carrier's Bill of Lading. If you do not note damages on the Bill of Lading you will be responsible for filing the claim for the damage with the common carrier. The policy of the common carrier is this: any damage must be reported to the terminal that handled your delivery the same day your delivery occurred. Damaged goods are the responsibility of the carrier. Please begin inspecting the goods while the driver is there, notate any damage on the Bill of lading with your signature, and refuse the damaged items only. After you have reported the damage, please contact our service department at 713-649-8598 or 1-877-649-8598 , so that we may file the claim. Better Home and Patio will not be responsible for freight damage, but we will assist you in settling claims with the carrier.
For shipments delivered by UPS or FedEx: You have 15 days to report any damage. Replacement goods will be sent to you at no additional charge. If the 15 days timeframe has expired you will be responsible for purchasing replacement parts. All damaged goods must be saved until we have notified you.
Return Policy
All returns or exchanges must be made within 5 days of purchase. There will be a 25% restocking fee on all returns and exchanges. There is an additional 5% if you paid by credit card.
All the items must be returned in their original packing. You are responsible for the return shipping charge unless items shipped were incorrect.
There is a no return policy if you have done a custom order such as cushions, paint, special modifications and all other custom requests.
Please contact our customer service department at 713-649-8598 or 1877-649-8598 for a return authorization number and further instruction. All items must be returned in their original packaging. Inside the box, please include your contact information, the copy of your invoice and the reason for the return. On the outside of the box, please write the return authorization number given to you. We will arrange the original carrier to pick up the goods for return.
Delivery
Delivery can take from one to eight weeks depending on product availability.
Sales Tax Information
A 8.25% sales tax will be added to all orders within the state of Texas.
Cancellation Policy
You must notify us within 24 hours of placing the order. Therefore we are not able to accept cancellations. We may at our discretion, make an exception in which case a restocking fee of 25% of the purchase price plus shipping will be charged. You will be notified as soon as possible if the manufacturer discontinued as item or fabric.

1 Year Warranty
We provide a one year limited liability warranty for our original customers. We will replace the parts, repair the frame, or replace the entire items at its discretion. Replacement will be in the original finish and style whenever possible. However, equal value replacement will be offered in the event of product discontinued. We reserve the right to make minor design changes, modifications and discontinue finish colors, fabrics or styles without prior notice. Due to the unique nature of hand applied finishes, fading and wearing of hand-applied finishes is not included in this warranty. When requested, goods must be returned for inspection or a photograph provided to us when requesting parts, replacement or repair. Original proof of purchase is required on all warranty claims. We will not be liable for shipping charge either to or from its warehouse on merchandise returned from the date of purchase. This warranty is void if any repair or alteration is made to furniture. We will not warrant againt acts of nature, commercial use, industrial use, normal wear and tear, chipping, fading, exposure to harsh chemical or solvents, abuse, freeze damage, glass breakage, wind damage or failure to take reasonable care of the furniture. This limited warranty applies to residential use only. No exceptions. Coverage is further limited to purchase made directly from the Internet only.
